Level 1: GVRoofing's Basic Preventative Maintenance Program 

Grand Valley Roofing & Coatings Inc provides digital images of areas of concern and the existing roof condition (up to 100 000 sq. ft.). For larger buildings, call for a quote. Grand Valley Roofing & Coatings Inc includes the following areas in their basic inspection list, to which items can be added or removed: 

 

  • Inspect the entire roof for prominent blisters, membrane ridges, punctures and bare felt areas. 

  • Re-pour all bare felt areas (up to 100 sq. ft.). 

  • Inspect all expansion joints and/or control joints and reseal any open-end laps with mesh and mastic.

  • Refill all plastic boxes (pitch pans) with mastic.

  • Clean all debris around scuppers and drains. 

  • Correct ballast displacement on single ply and insulated roof membranes (maximum 150 sq. ft.).

  • Caulk all storm collar details. 

 

Failure to maintain drains can lead to flooding and premature roof failure. 

Building inspections are carried out by our trained and experienced professional roofers. Grand Valley Roofing & Coatings Inc works with the client to generate a list of elements to be checked on and around the roof and inside the building. A comprehensive report is provided profiling the state of the roof, future repair estimates and recommendations. While twice-a-year evaluations are recommended, they should also be considered after major weather events such as heavy rains, significant winds and storms. 

Level 2: GVRoofing's Better Preventative Maintenance Program 

Every roof and roofing system is different. Therefore, every Maintenance Program Grand Valley Roofing & Coatings Inc creates is designed for a specific roof. Grand Valley Roofing & Coatings Inc begins with a list of common elements to which items are added and removed to reflect that particular roof. Standard items on the list may include: 

 

  • All the services found in the Level 1 Program, plus.

  • Inspect roof edges, metal work, parapets, adjoining walls and curbs. 

  • Inspect and locate damaged gas line supports (maximum of 8). 

  • Inspect and caulk and/or refasten all metal counter flashing details. 

  • Check and repair minor issues with equipment pads and supports as well as roof penetrations (pipes and cones).  

  • Minor repairs to control and/or expansion joints. 

  • Make minor repairs to blisters, cracked membrane, crocodiling and punctures. 

  • Report any issues to building management.

Grand Valley Roofing & Coatings Inc provides qualified roofing repairs authorized by the roofing system manufacturers that include: 

 

  • Our Best Program includes all the services in Level 1 and Level 2 Program, plus 

  • Install patio stones, with protective pads, in corners to reduce damage from wind scouring (maximum 4) 

  • Inspect roof walkways for good functioning padding systems and structural integrity 

  • Examine any rooftop spills for corrosion of roof membrane and report possible corrective action needed
    (Provide information of clean-up costs.) 

  • Examine roof hatches for structural integrity
