Winter in southwestern Ontario brings picturesque snowy landscapes but can also pose significant challenges for property owners. Whether you manage a bustling commercial, industrial or institutional building in the region, the question of roof snow removal is not a matter to overlook. Understanding when roof snow removal is necessary is crucial to maintaining the integrity of your building, preventing costly repairs, and ensuring the safety of everyone who lives, works, or visits your property.

Commercial Roofs (Flat or Low-Slope Roofs)

Commercial building owners face unique challenges, especially with flat or low-slope roofs common in commercial, industrial, institutional buildings.

Signs That indicate Flat Roof Snow Removal May be Necessary:

Ice Build Up on Buildings Can lead to Stress on the Roof Structure, Damage to Roof Equipment and Leaks.

Excessive Snow Accumulation

A general rule of thumb is that more than 15 cm of wet, heavy snow or 30 cm of lighter snow is cause for concern. Excessive snow can weigh thousands of kilograms and exert enormous pressure on your roof structure. If your region has experienced several consecutive snowfalls and the snow on your roof is not melting between storms, it’s time to consider professional roof snow removal

Ice Dams Forming

Ice dams occur when heat escaping from your building causes snow on the roof to melt, then refreeze on the roofing membrane. These dams can trap water, leading to leaks and interior water damage. If you notice thick ice around drains and scuppers it could mean that snow and/or ice should be removed to prevent further damage. Regular inspection and prompt snow removal can prevent minor issues from becoming major headaches.

Structural Load Limits

Flat roofs are particularly vulnerable to snow accumulation because snow does not slide off. Every roof is designed with load limits, but wet snow and ice can quickly exceed them, risking a partial or total roof collapse. If weather conditions have led to deep, wet, or heavy snow accumulation, professional roof snow removal should be scheduled without delay.

Sagging or Visible Damage

Keep an eye out for warning signs inside and outside your building. These may include a sagging roof, doors or windows that suddenly stick, cracks in drywall, or even strange popping or creaking sounds. Such indicators suggest your roof is under serious stress and immediate snow removal may be necessary to avoid structural failure.

Safety Hazard

Snow and ice build-up on commercial, industrial, institutional roofs can create dangerous overhangs risking injury to employees, customers, or passersby. If you notice large icicles or snow overhanging entrances, exits, or walkways, it’s important to address the issue immediately.

Rooftop Equipment at Risk

Many commercial, industrial, institutional buildings house HVAC units, vents, and other vital equipment on the rooftop. Heavy snow and ice can bury or damage this equipment, leading to costly repairs or loss of heating and ventilation. Protecting your building’s critical infrastructure is another good reason to act proactively.
